Pre-Purchase Home Inspection

The best way to protect yourself from financial stress and hidden costs is to have an inspection performed before finalizing your home purchase. Buying a house is a huge investment so it is important to be aware of the possible major (or even minor!) problems that may come with the house. We will provide you with a thorough report and discuss the findings with you, answering any questions you may have based on the inspection.


Pre-Listing Home Inspection

A pre-listing home inspection is the ideal way to identify possible issues before putting your house on the market, allowing time for correction and/or obtaining the highest value for your home. This can also help facilitate a faster sale by reducing the chance of last-minute back-outs due to unforeseen problems caught during a home inspection.


Here are some other reasons why you might want to consider having a pre-listing home inspection:

  • Decreases the likelihood of last minute price drop requests from items found within the home inspection

  • Within competitive markets, it can allow a faster and simpler sell by avoiding multiple rounds of inspections from potential buyers
  • Summaries of the inspection can be provided to potential home buyers individually or at an open house

Standard Home Inspection

We are also pleased to offer standard home inspections for current homeowners looking for more information about their home, or if one is required for any other reason, such as: before a warranty expires on a new home; for insurance or refinancing purposes; or for general maintenance. A home inspection can also be provided even if you are renting and looking for some more information about the property. Regardless of the reason, we would be happy to inspect your home thoroughly and provide you with a detailed report.

Targeted Partial Inspection

If a full home inspection is not required, we can provide a targeted inspection of agreed-upon components within the home, such as the roof or heating system. This targeted inspection does not constitute a full home inspection; it does not follow the External link opens in new tab or windowStandards of Practice or include items outside of those agreed upon in writing. You will be provided with a brief summary report, discussing the included items. This process can provide valuable information about the inspected components at a discounted rate should a full inspection not be desired.

  

Walk-Through

During competitive periods in the housing market, it may sometimes be difficult to include an inspection condition. Given the significant investment involved, it's important to lower risks wherever it is possible. This is the perfect opportunity to have our experienced inspector join you on a walk-through of your potential home. Please note, a walk-through is not a home inspection; it does not follow the External link opens in new tab or windowStandards of Practice or include a written report. Instead, we will closely examine the property with you, providing verbal feedback summarizing our observations. This process can provide valuable information about the home at a discounted rate should a full inspection not be possible/desired.


Water Testing

Water testing involves the collection and analysis of a water sample to determine whether it is acceptable based on Guidelines for Canadian Drinking Water Quality. This test can be provided separately or at the same time as your home inspection.


Radon Testing

Radon is a radioactive gas that is colourless, odourless and tasteless. It is formed by the breakdown of uranium, a natural radioactive material found in soil, rock and groundwater. The only known health risk associated with exposure to radon is an increased risk of developing lung cancer. We will test for the presence of radon using a short-term test to measure the radon level(s) in the air. This will require a minimum of 24 hours, but typically takes 3 to 6 days. This test can be provided separately or at the same time as your home inspection. You will be provided with a report containing the results of the short-term test.


Summary Of The Main Components Of A Home Inspection

   

  • Roof and Chimney - assessing the condition/type of roof and chimney(s) is crucial to prevent any leaks or fire hazards. Regular inspections and immediate repairs can extend the lifespan of the roof and ensure your safety. Roofing components, their condition, and observed defects will be reported.

  • Exterior - we will look at the siding, decks and porches, windows, driveway, and any railings or stairs for signs of wear, damage, improper materials, or safety concerns. Water surface drainage will be evaluated as a key component, since the majority of home damage comes from some form of water penetration.

  • Basement/Crawlspace - high moisture levels can cause mold, mildew, and structural damage, as well as unsafe conditions for you and your family. We will check for these in the basement/crawlspace.

  • Structure and Foundation - we will check for cracking in the foundation, and any clues of potential structural instability or building movement as well as indications of water entry. Long-term concerns such as wood contact with soil will be noted as well.

  • Heating and Cooling Systems - heating and cooling systems will be tested to be in functional and working order using normal operating controls (where applicable).

  • Plumbing - all faucets, bathtubs, toilets, showers, and accessible/visible piping will be thoroughly inspected to check for leaks and wear. Leaks can cause interior or structural damage from moisture such as sagging and mold. A leaking faucet can use a lot of energy, causing spikes in your monthly utility bills, while a leaking pipe can be a nightmare waiting to happen.

  • Electrical - wiring type, safety and effectiveness of the electrical panel/sub-panel(s) and their overcurrent protection devices (circuit breakers or fuses) will be inspected. A representative amount of electrical outlets and switches will be checked throughout the home as well as all GFCIs.

  • Fireplaces and Solid Fuel Burning Appliances - visible and accessible appliances will be inspected, as well as their components such as ventilation systems and chimney(s).

  • Attic - the insulation of the house will have a major effect on monthly bills, especially during the winter season. Insulation is also important for moisture control. Inspecting the attic will provide an indication of the type/integrity of the insulation and help us to spot any leaks from the roof.

  • Doors, Windows and Interior - the condition of the floors, ceiling, and stairs will be inspected. The inspection will also include all exterior doors, and a representative number of interior doors and windows. The presence of smoke alarms (and carbon monoxide detectors where applicable) will be noted.

  • Appliances - we will test the following major appliances under normal operating controls using their primary function: range and exhaust hood, dishwasher, food waste grinder(s), refrigerator, washing machine, and dryer.

*Every home has its defects, and a home inspection is not an exhaustive list of minor home maintenance improvements. The intention of a home inspection is to make you aware of the current condition of the major house systems that will influence your purchase decision. Of course, plenty of minor comments will be included as well to give you as much information as possible based on our non-invasive evaluation.*

How To Prepare For Your Home To Be Inspected


You might be wondering if there is anything you need to do before having your home inspected. Here are some things to be prepared for:

  • The inspection will take approximately 2 to 3 hours; while you are welcome to stay for the inspection, we recommend stepping away to allow the inspector to work without distractions
  • All alarm systems will need to be turned off
  • Access needs to be available to the attic, crawlspace, and basement (if applicable), as well as the electrical panel/sub-panel(s)
  • Electricity, water, and gas (if applicable) will need to be turned on


*Inspections are non-invasive; any materials, furnishings, or furniture that may limit a full inspection are recommended to be moved*

What's Included In The Report?


Your inspection report will be laid out in a clear and easy to read format. At the front of the report, a summary will give you an overall sense of the major defects, if applicable. Each house system will have its own section in the report, with particular focus on any critical defects and/or safety concerns. As the weather warms up, now is the perfect time to check your home’s exterior before small issues turn into expensive repairs.


Take a walk around your house and look closely at your siding, foundation, and around windows and doors. You’re looking for cracks, gaps, or areas where caulking has dried out or pulled away. Yes, you are welcome to come along while the inspection is being performed; however, to ensure the most thorough inspection, it is recommended to allow the inspector to conduct the inspection without distractions, and attend at the end for a discussion of the findings
